Community Meeting for New Business at 47th and Butler

IMPORTANT MEETING for LAWRENCEVILLE RESIDENTS and BUSINESSES regarding a proposed business at 4635 Butler Street (corner of Home and Butler) that requires a liquor license approval.

The Abbey Group, LLC have applied for a liquor license (LID 59872)  for their business at 4635 Butler Street.  The ownership group is proposing a daytime cafe with a coffee bar and deli with a more complete menu at night with a bar.  The group has applied for an amusement permit and an exterior serving permit which would allow them to have both live entertainment and outdoor seating.  The owners agreed to extend their application process deadline to allow the community to learn more before the community approval process window with the LCB closes.

Holy Family Site

E Properties and Development issued a press release 12/17/14 clarifying that Synergy Capital is an investor in the project, but is not a partner. E Properties and Development is still leading the project.

E Properties & Development/LDA Architects INC has been granted a Special Exception by the Zoning Board of Adjustments to allow a change from one non-conforming use to another for 250-252-256 44th Street.  In addition, they determined that a variance to allow a 10-foot setback was not needed because the property has been operating with a 0-foot setback.  This decision is currently being appealed.

OpenSpacePGH in Lawrenceville

On 2.19.2013, Andrew Dash from the City of Pittsburgh’s Department of City Planning presented the OpenSpacePGH plan from the PlanPGH initiative.  He covered the process of the plan development and tenative outcomes and how they pertain to Lawrenceville.  We would like to thank him for coming to our local block watch meeting to update residents.  He will notify us as soon as the draft of the plan is finalized and we will make sure residents have the opportunity to review it prior to the close of the public comment period, late Spring 2013.  For general information on PlanPGH and OpenSpacePGH, please visit:

Brewery Coming to 4901 Butler Street

The business owners who will be leasing this space from Wylie Holdings have applied for a special exception from the Zoning Board to open a small brewery at 4901 Butler Street.  They have a hearing scheduled for March 7, 2013.  Steve Sloan, the owner, has offered to meet with any individuals who may have concerns or questions.  They are planning , if all goes according to process, to be open by summer.  They would have a small tasting room and would hold growler hours between 4 pm – 8 pm.  They plan to be open during the day on Saturday.  They would have deliveries, but no large trucks, and would load off of a flat bed off of the side of the building on 49th.  For their growler hours, they will have parking in the lot a few doors down on Butler towards 48th Street  (the gravel lot where the Billboard is).  Please let us know if you have questions and we will work to organize a meeting with the owners.

Community Meeting Regarding Liquor License Request for CURE – 5336 Butler St.

The Cure Restaurant, LLC (Owner: Justin Severino) has applied for approval of the transfer of Pennsylvania liquor license R-9623 for use at Cure.  This is a double transfer of the liquor license, and because the license is proposed to transfer from outside of the City, to a location within the City, it calls for City Council Approval in addition to the standard state approval.  You are invited to attend to meet the owner and to  better understand what is being proposed in your neighborhood.
